Mowing
The Company provides free mowing services. Lawns will be mowed at the Company’s discretion from May until October. Only homes that have had a spring cleanup done by you, a landscaping professional or the Company will qualify for the free mowing. Seasonal mowing will not be conducted if a thorough spring cleanup has not been completed.

Winter Checks
Company will conduct winter checks at homes according to the following procedures. During the: Rentable Period: Internal and External checks are completed on the home after a regional Severe Storm Alert.Non Rentable Period (all dates that are outside of the defined Rentable Period): External only checks are completed the home monthly or after a National Severe Weather Alert. *Additional trips at the request of Owner to the house for checking items will be billed according to posted rates.

Opening and Closing Cleaning
Company provides a thorough opening cleaning and closing cleaning. Opening includes emptying kitchen cabinets and cleaning interiors as well as all dishes, dusting all surfaces, and deep cleaning bathrooms, kitchens and all interior living spaces. The free hours allocated are based on the [# of bedrooms + # of bathrooms] X 2. Any hours in excess of this allocation you authorize to be billed at the published cleaning rate. IMPORTANT: You must pay the full hourly Time & Materials costs for a professional post-construction cleaning if you have construction projects in the off-season. Closing cleaning and linen removal occurs at the end of the rentable period.

Storm Response during Rentable Period
We will dispatch our landscaping crew once safe to ensure occupants have access to your home ensuring that the street, driveway and walkways are clear and that there are no trees on your home. This inspection and access clearing is complimentary provided no chainsaws or equipment are required. If we utilize chainsaws and equipment to clear access the job is automatically billed. We will also take photos and provide a non-binding estimate for having a professional tree company or our own crews remove the remaining of the debris after the initial emergency access

Hospitality and Guest Services
- Maintenance issue management and tracking
- Purchase and provision of linens and towels
- Beds made for guest arrival with linens and towels provided to each guest and laundered after guest departure.
- Starter supplies for each reservation (hand soap, dish soap, toilet paper, paper towels, laundry detergent, new sponge, trash bags)
- Guest review management
- Propane exchange (you provide 3 propane tanks)
Guests will receive:
- 24-hr key access with uniquely generated codes
- 24-hr emergency response line
- Check in, out and support calls during their stay, all from our on Cape team.

Plowing
Company will offer snow plowing & walkway shoveling services for all confirmed reservations (guests or Owner) at no cost during the Rentable Period. For requests outside of the Rentable Period, plowing will be done by your request and the contracted service cost will be billed through to you.

Guest Damage
If damage to Property is caused by negligent Guest use, Company’s responsibility for such damage shall extend up to a maximum of $2,000. Examples include: broken wine glasses; a broken screen on a slider due to guest; a stained wool carpet; example exception: aged or worn out amenities and items of use (e.g. outdoor furniture, storm doors); example exception: ordinary wear and tear.

Finance & Compliance
- Fraud and payment protection & credit card fee payments
- Local permit compliance (you pay for license)
- Collection and payment of all applicable occupancy taxes on your behalf. You provide state Tax ID number.
- State and Federal form 1099-misc at year end for rental income earned
